Our PROJECT MANAGER

Our Project Management Service will provide guidance and expertise throughout your project. We represent and protect your interests with responsibility; for both the day-to-day project management and the achievement of its overall goals and objectives.

We offer this as a standalone service or, as some of our clients have done in the past, combine to include the Contract Administrator / Employers Agent and Cost Consultant Roles in one. The overall management of the project becomes simplified from inception to completion.

Some clients lack the time, resource, experience or technical skills to take on the in-house responsibility of organising and implementing an office fit-out and relocation project – this is where our consultancy service can add value to you. We listen, we understand, and we implement.

  • Provide input into a Workplace Consultancy to determine the size and nature of the ideal future space requirement
  • Help the client to organise themselves and identify the critical roles and responsibilities of the client team or a Steering Committee
  • Provide resulting data to the Client's Commercial Agent (size/ type of requirement)
  • Understand your business continuity needs, if works need to be carried out in a live working environment
  • Advise on the project’s procurement strategy and contract route
  • Independently advise on suitable Design / Construction firms, plus other required consultants
  • Advise on CDM / Project Health and Safety
  • Issue information and instructions on behalf of the client
  • Develop a project execution plan including Budgets and Programme

  • Form the Project Brief
  • Assist in providing a Complete Workplace Strategy including arranging Design ideas and Workplace Change and Assessment Consultancy (if required)
  • Liaise with your Commercial Agent and Landlord
  • Compile a Detailed Programme, highlighting key events and essential client decision-making milestones
  • Provide technical input into the analysis and comparison of shortlisted buildings
  • Liaise with the Landlord and their team, submitting Licences to Alter
  • Administer the tendering process, including issuing Pre-Qualification Questionnaires and Requests for Proposals
  • Assessment and interview of contractors
  • Analyse tenders and proposals and submission levelling
  • Value-engineering
  • Assist in the appointment and contracting of the successful contractor
  • Project Risk Management
  • Design reviews
  • Inspect site and validate payments to the contractor
  • Chairing meetings regarding construction progress
  • Change control procedures, authorising/negotiating claims or variations to contract
  • Monitor and assess overall client programmes and cost plans
  • Client Reporting
  • Monitoring commissioning and inspections
  • Carry out snagging inspections and list preparation and monitoring
